abstract="Pedestrianization of retail areas is a strategy commonly implemented in city centers. It has various impacts on traffic speeds and increases the quality of life for the people living, working, and visiting the area of implementation. In addition, it also impacts on commercial and retail businesses in the area of implementation. This study focused on determining the effect of pedestrianization on the retail and commercial businesses of Khao San Road, Bangkok. Results of this study were in line with prior studies conducted in other cities. Qualitative research methods were used, and results showed that business owners reported an increase of sales volume since pedestrianization and all respondents reported a noticeable increase in the quality of life in the area. It is recommended that the implementing authorities undertake similar projects in retail/commercial districts throughout Bangkok to boost sales volumes and increase liveability in these areas.
